One team takes the job from survey and strip-out, through structural work, first and second fix, kitchens, bathrooms and flooring, to final decorating and snagging. What a refurb looks like with us
Survey & costed quote
We visit, measure, talk through what you want vs what's feasible, and send a written quote within the week. For developer work we'll break down labour vs materials line by line.
Strip-out & make safe
Careful strip, protected routes, skip management, isolation of services. We dispose of everything properly — you're not left with a garden full of broken tiles.
Structural & first fix
Any wall removal, RSJs, new studwork, replacement joists. All plumbing and electrical first fix routed at this stage.
Finishes & second fix
Plastering, tiling, flooring, kitchens, bathrooms, doors, skirting, ironmongery, decorating. We run a tight programme and keep each trade moving without overlap.
Snagging & handover
A proper walk-through with you, a written snag list, and we come back to fix anything. You get all guarantees, manuals and a final clean.

How long does a refurbishment job take?
A single-room refurb (e.g. a kitchen or bathroom) typically runs 1–3 weeks. A whole-ground-floor refurb is 6–10 weeks. Full property refurbs 3–5 months depending on scope.
Every job is different — we'll give you a firm timescale in our quote, and flag anything that might affect it (awaiting materials, party-wall agreements, structural sign-off).
Common questions.
Can we stay in the property during the refurb?
Often yes, for single-room or single-floor work — we'll dust-sheet routes, protect flooring and work around you. For full-property refurbs it's usually easier (and safer) to move out for at least the strip-out and first-fix phase.
Do you have experience with developer projects?
Regularly. We've completed full refurbishments for property developers — we understand milestone invoicing, tight turnarounds and handing over ready-to-let.
Do you provide a fixed price or day rate?
For refurb work we quote a fixed price against a defined scope, with a PC-sum for items like kitchens and tiles that depend on your choice of product. Variations during the job are costed in writing before we proceed.
What if we find rot or damp once the walls are open?
It happens — we've opened up floors and found half the joists gone to wet rot more than once. We stop, document it, and give you a clear cost to put it right before continuing.
